Shady Grove Annexation, Zoning Approved By City Council

Findlay City Council has approved ordinances for the annexation and zoning of the Shady Grove property.

Both ordinances were passed with 7-2 votes, with council members Danny Delong and Rodney Phillips voting no.

The annexation was initiated by the property owner in February when they applied for annexation into the City of Findlay from Marion Township.

The property is the Shady Grove Golf Course, which is on the south side of US 224 and the southwest corner of the intersection with Township Road 237, just east of Findlay.

Delong cited pushback from residents among his reasons for voting no, while Phillips cited safety concerns such as fire department response, sidewalk concerns, and concerns about the overall size of the apartment complex that a developer wants to build on the location.

A developer has plans to build apartments on the property in two phases.

Phase 1 would have 222 units and has a targeted construction timeline of October 2026-October 2028.

Phase 2 would have 258 units with a targeted construction timeline of October 2029-October 2031.

Findlay City Council also approved a zoning designation of M-2 Multi-Family High Density for the property.

The developer’s site plan application will be considered at the June meeting of the Findlay City Planning Commission.
